The Essenza 36k certifies 35,000 BTU and is the largest single-zone system Pioneer makes - and also the least efficient, at SEER2 17 with a +5F heating floor. That combination matters at 3 tons: this unit will run long hours and every efficiency point shows up on the bill.

Before buying it, price two smaller Quantum Ultra systems against it. You often land close on equipment, gain independent room control, and stop paying the SEER2 17 penalty.
