- Indoor and outdoor model numbers, zone count, capacity class, refrigerant, and AHRI reference where available.
- Equipment price separated from labor, not hidden inside one round installed total.
- Line-set length, wall penetrations, mounting pad or bracket, condensate drain or pump, and any extra materials.
- Electrical scope: dedicated circuit, disconnect, breaker/MOP, MCA, panel condition, and who is doing the work.
- Permit and inspection responsibility, including mechanical and electrical permits where required locally.
- Removal or disposal of old equipment, patching, drywall, roof work, or other work outside the base install.
- Startup and commissioning steps: pressure test, evacuation, refrigerant release/charge, and operating checks.
- Warranty terms, registration responsibility, labor warranty, and what voids coverage.

What does mini-split installation cost?
For a professionally installed single-zone mini-split, most homeowners land somewhere between $3,000 and $6,000 all-in - equipment plus labor - with multi-zone systems climbing from there. The spread is wide because installation is where the variables live: how far the indoor head sits from the outdoor unit, how hard the line set and electrical runs are, whether a new circuit is needed, and your local labor rates.

Where the money actually goes
