Why your "24,000 BTU" mini split isn't 24,000 BTU

Mini splits are sold under round capacity names - 9k, 12k, 18k, 24k - and those names are marketing, not measurements. Across the systems we publish, one in five certifies at least 500 BTU away from the number on the box, and the gap runs as high as 5,000 BTU. It is not one bad brand: of every brand we track with eight or more systems, not one is free of it. Here is how big the gap actually gets, and when it matters.

The number that counts is the certified one

Every system here carries an AHRI-certified capacity - an independently verified figure, measured under a defined condition. The name on the box is what the manufacturer chose to call it. We publish the certified figure on every model page, and where the two differ we show the certified one.

The gap is usually a rounding-up. A system that certifies 11,500 BTU is sold as a 12k. That is defensible and nearly harmless. The problem is that the same convention is used when the difference is much larger.

How large it gets

Five real examples from our catalog, one per brand:

The Mitsubishi is the one worth sitting with. It is a premium, well-regarded single-zone system from a manufacturer nobody accuses of cutting corners, and it certifies 13% below its own name. If you sized a room at 24,000 BTU and bought it, you are short by more than a tenth before the first cold night.

Where the gap concentrates

Multi-zone is worse than single-zone, and by some margin. Four of the five examples above are multi-zone condensers, and that is representative rather than cherry-picked.

The reason is structural. A multi-zone condenser is rated as one machine serving several heads, and manufacturers name it for the sum of the heads it can carry rather than what it certifies delivering. So the marketing number describes the system's ambition and the certified number describes its output.

That matters most exactly where you can least afford it. Multi-zone buyers are already exposed to the most common expensive sizing error - assuming outdoor capacity is the sum of the rooms - and a 4,000 BTU shortfall on top of that is how a four-bedroom system ends up unable to hold temperature in February.

Which brands, by how often

Share of each brand's systems that certify at least 500 BTU from the marketed name, among brands with eight or more published systems:

Read that as a labelling convention rather than a quality ranking. Daikin and Mitsubishi are two of the strongest brands we track and they are near the top of this list. The list tells you where to check the certified figure, not which brand to avoid.

Sometimes it goes the other way

A smaller group certifies above its name. The ACiQ Multi-Zone Standard Series 60k 230V is sold as 55,000 BTU and certifies 60,000. The Blueridge XM3 All Climate Plus 19k 230V is sold as 18k and certifies 19,000.

This is not a bonus so much as further evidence that the name is not a measurement. If you size on the badge you can just as easily buy too much capacity - which costs money, short-cycles, and dehumidifies badly.

What to do about it

  1. Size the room first, in real BTU, with the sizing calculator. Get a number before you go shopping, so the model name cannot anchor you.
  2. Check the certified capacity on the model page, not the product title. It is the first figure in our key specs, and it is the AHRI number.
  3. On multi-zone, check the condenser's certified output against the sum of your rooms - and read single vs multi-zone if you have not settled that question.

We publish the certified figure on all of them because it is the one that determines whether your room gets cold. The name is what it is sold as.
